I work hard to identify properties for you to see, and then as your agent negotiate the best price and terms and answer your questions as they arise. I represent you, not the seller. Professional Experience

Since 1981, my clients have benefited from my buyer-oriented practice in Colorado, and since 1987, in Collier and Lee Counties (Naples and Bonita Springs) Florida. The process is usually three-fold: identify, price and acquire properties which meet specific client objectives. As your agent I will:

(1)  Assure that you see all the properties which meet your criteria, not just those listed in the Multilist but also unlisted properties through my local contacts and affiliations.

(2)  Guide you through the entire purchaing process, from finding properties to financing and title insurance services, as needed.

(3)  Make sure you don't pay too much by providing up to date sales comparables to guide you in making offers and keep you from costly mistakes.

(4)  Answer all of your questions about the local market. Not just properties for sale, but schools, neighborhoods, the local economy and trends in our market.

Professional Background
Prior to becoming a real estate broker in 1981, my background was solidly based in marketing. A graduate of Northwestern University's Medill School of Journalism, I practiced advertising, public relations and marketing both in agencies and in house for companies from health care to full service realty firms.  I also worked in fields complementary to real estate: property tax consulting and commercial mortgage brokerage, but when the practice of real estate shifted to permit and even demand buyer representation, I knew that would be the way to best serve my clients.
Personal
Josh Hulce and I will celebrate our 43nd wedding anniversary this year. Our daughter, Hillary, is a Construction/Project Manager with Trammell Crow Realty in Southern California.   Josh, a member of the Florida Bar Association,  runs the mortgage and title insurance arms of our family owned "bundled" real estate services firm, Hulce Realty Resources, Inc.
